Park Model RV Structural and Roof Repair Serving Placentia

A park model is a 400 sq ft residential building on a frame that rarely moves. It does not fail like a towable RV. It fails from years of weather at the roof and wall junctions, from deck and awning attachments working loose, and from the one or two transport moves it does make. We repair all of it in-shop for Placentia owners.

How is a park model different from a towable RV?

Park models are built to a 400 sq ft class under recreational park trailer standards, using residential framing, residential windows and a shingle or standing seam metal roof rather than a rubber membrane over a thin deck. That changes almost every repair.

Instead of laminated sidewall panels you have conventional stud framing with sheathing and lap or panel siding. When water gets in, you do not get delamination bubbles, you get rot in the bottom plate, the sill and the studs, exactly like a house would.

Roofs are shingled or metal over a pitched, sheathed deck. Failures are the ones a roofer would recognize: lifted shingles, failed valley flashing, exposed fastener gaskets going brittle on a metal roof, and rot in the decking where a vent or skylight curb has leaked for years.

Windows are single-piece residential units with nail fins and flashing, not the RV-style clamp ring windows found in a towable. Replacing one means cutting into siding and rebuilding the flashing detail properly, which is why so many field repairs on these leak again.

What damage shows up from transport and from decks and awnings?

A park model might move twice in its life, and both of those moves put loads on a structure that was designed to sit still. Everything else that breaks is usually attached to the outside: decks, stairs, skirting and awnings that were added after delivery.

Transport racks the structure. Doors and windows that fit perfectly before the move bind afterward, drywall or panel joints crack at the corners, and the roof to wall junction opens enough to start leaking. We re-square the structure, repair the framing and reset the openings.

Decks and awnings are usually attached by whoever installed them, often through the siding into sheathing with no real backing. Over time the ledger works loose, water enters at the fastener line, and the wall framing behind it rots. We remove the attachment, repair the framing and reinstall with proper flashing and backing.

    Rotted framing is replaced, sheathing and siding are rebuilt, and window openings are reflashed correctly.

Questions we get asked

Can you reroof a park model with metal instead of shingles?
Yes, and on a unit that sits in full sun it is often the better long-term choice. We verify the deck and framing can carry the panel system, rebuild any rotted sheathing, then install with proper closures and flashing. Exposed fastener gaskets are the maintenance item to watch on any metal roof.
My park model doors stopped closing after it was moved. Why?
Transport racks these structures because they are designed to sit on a level pad, not flex down the highway. When the frame twists, door and window openings go out of square and stop fitting. We measure the openings, correct the structure back to square, then reset the doors and windows rather than shaving them to fit.
Are park model parts the same as regular RV parts?
Largely no. Park models use park model specific sizing and residential components: nail fin windows, residential entry doors, house style roofing and conventional framing lumber. That is actually an advantage on availability, but it means an RV parts counter often cannot help. We source these through building supply channels instead.
