Roof work dominates. A membrane that has never been resealed will chalk, shrink away from the termination bar and split at the vent flanges. By the time water shows on a ceiling panel the decking is usually wet across several rafter bays, so the honest repair is a membrane and decking replacement rather than more sealant.

Underneath, skirting that was installed to keep the space usable also keeps the underbelly damp. We drop the coroplast, inspect the floor structure, replace rotted framing and insulation, repair rodent damage to wiring and plumbing, and close the underbelly back up properly so it drains instead of holding water.

Because these units are large and stationary, we also check the frame and jack stand points. Long-term support on uneven pads twists the frame slightly, and that twist is what makes the patio door and the big slide stop sealing years after the unit was set in place.

We level and support the unit properly first, then check the slide mechanism. Lippert rack-and-pinion and through-frame systems get their rails cleaned, gear engagement checked and sync corrected, and the wipe and bulb seals are replaced once the room actually travels square in its opening.

Residential windows and sliding patio doors get rebedded or replaced. On a stationary unit the flange sealant has usually failed on the sun side, and the water track runs behind the interior trim, so we open, dry and rebuild that area rather than running a bead of caulk around the outside.

We inspect and service the running gear before or after a move: bearings, brakes, tires and the suspension hangers that have been carrying static load. Then we address what the move revealed, which is commonly cracked interior trim joints, popped fasteners in the sidewall and reopened roof seams.

Residential appliance replacement is part of the same conversation. Full-size refrigerators, residential ranges and standard water heaters in destination units age out on a household timeline, and swapping them means cabinet modification, electrical work and sometimes a doorway removal to get the old unit out.
